Owner case study

Net rent to the owner, more than doubled

A 3-bed townhouse in Nueva Andalucía, ours since 2021. For two full years it was booked 30% of the time. Early in 2024 we restyled it and reshot it, paid for out of its own rental income. Occupancy nearly doubled that year, and daily pricing has lifted the nightly rate every year since.

Owner testimonials

  • After dealing with another agency with poor results, switching to Crossa Homes transformed our rental income. Their pricing strategy significantly increased occupancy and profitability. … Finally, I feel like a priority, not just another number!

  • With Crossa Homes our home's returns have soared. Rafael and his team take care of everything, from pricing strategy to cleaning and maintenance, and we don't have to lift a finger. The peace of mind and steady income they give us is priceless. 100% recommended!

Questions owners ask

Before you hand over the keys

Can I still use my home?

Yes. Block your own dates in the owner dashboard, to stay yourself or to host your own guests, and they come off every channel. While we manage the home, we are the only ones listing it on Airbnb, Booking.com and the other channels.

Who holds the tourist licence?

You do. Each home needs its own tourist licence (VUT), in the owner's name. If yours doesn't have one yet, we tell you what's needed before anything goes live.

Who insures the home?

You keep your home insurance, as with any let. Every booking also carries a security deposit, and Airbnb stays are covered by AirCover.

When do I get paid?

Between the 1st and the 5th of each month, for the month before, with a statement and every invoice attached.

Is there anything to pay upfront?

No onboarding fee. The only cost before the first booking is photography, if the home needs it, quoted beforehand.

Can I leave, and what happens to bookings?

Yes, any time, with one month's notice and no minimum term. Bookings already made are honoured, even when the stay falls after you leave.

My home isn't in Marbella, Puerto Banús or Estepona.

Ask anyway. Send the forecast request with Other as the location and we'll tell you honestly whether we can take it on.
