Who does what
We run the listing. You run the home.
- Your account and reviews Everything stays in your name. We connect through Hostaway, so you never share a password.
- The welcome Keys, check-in and being there for guests, yourself or through someone you trust.
- Cleaning and upkeep Housekeeping, maintenance and the home's own costs.
- Guests on the ground When something goes wrong in the home, the guest comes to you, and you put it right.
- Your payouts Airbnb, Booking.com and VRBO pay you directly. Nobody sits between you and your money.
What it costs
8% of the nightly rate. Nothing to start.
The same base as our full management: what the guest pays for the nights, without the cleaning fee. Invoiced once a month by check-out date, plus VAT.
A week with €2,000 of nights and a €80 cleaning fee: our fee is €160 plus VAT. The cleaning fee stays out of it.

Before you decide
Do I have to share my password?
No. We connect your Airbnb, Booking.com and VRBO accounts through Hostaway, the channel manager we work in. Your account, listing and reviews stay in your name.
Who answers my guests?
Automated messages and instant answers cover what every guest asks, from booking to check-out. When something goes wrong in the home, the guest comes to you: you are the host on the ground.
What do I pay besides the 8%?
The tools the work runs on, at cost per listing and month: Hostaway €25, PriceLabs €11.50 and, where guest registration is required, Check-in Scan €6.25. Swikly takes 1.44% of each deposit it handles. VAT is added to our fee. There is no setup fee.
Do you only work on the Costa del Sol?
No. The work is done online, so it suits a home anywhere. We run listings in Marbella and are setting up homes as far away as Paraguay.
How do I stop?
With 30 days' notice, at any time; there is no minimum term. We take our work off the listing and it goes back to how it was. Your account, reviews and photos stay yours. To keep the texts we wrote, you can buy them for €500 + VAT per listing.
Do you guarantee more income?
No. Income depends on the market and the platforms, and anyone who guarantees it is guessing. What we commit to is the work: pricing checked every day, a listing built to be chosen, and a monthly report so you can judge it yourself.
Can I take bookings without a platform?
Yes. We can build you a direct booking website, custom made and quoted separately, so returning guests can book with you directly.
